Bought with funds from refinancing our residential home, we really did get down and dirty with this one, doing as much of the work ourselves on evenings and weekends, working around our full time jobs. The property required full modernisation and a full rewire. Unfortunately we didn't take any 'before' photos... Little did we know this was going to be the start of our property journey. We moved the kitchen from the small extension and into the dining room. It meant we had to change the window in the dining room to allow room for units underneath and still let plenty of light into the room. 8am Monday morning, we got a call from the flooring fitters. They'd come to fit the flooring in the kitchen... "Your ceilings fallen down" Due to a bad connection made by me in the new bathroom, the water pipe to the toilet had come away, leaking water onto the ceiling below for at least a full day. Thankfully the new kitchen unit and appliances were missed and it was just a clear up operation with a new ceiling to board and plaster. We're super proud of our first project. We aimed to create a home we would love to live in ourselves, and we definitely achieved that and more.

Barnsley Road, S63
Joint Venturing with family members, we created HT Property Solutions Ltd (Company no 12452640) and purchased a commercial unit with 1 flat above, on Barnsley Road in Goldthorpe. We planned to turn the commercial unit and 1 flat into a smaller commercial unit and 3 flats under Permitted Development (PD). However due to some restrictions on one of the planned flats preventing full PD, we submitted for full planning for the whole building for ease, which was granted. Funding for the project was a combination of our funds, family investment and 3rd party investment.
Purchased in August 2021, this was our first large conversion project.
Our residential home, S35
We (Carl and Leanne) found our forever home, but it needed a full back-to-brick renovation and complete modernisation. We’re especially proud of this project, completing the full transformation in just six weeks — moving in the day before our son’s first birthday. Through detailed project management, multiple Gantt charts, and plenty of support from friends and family, we delivered the renovation on time and to a high standard.
